How we vet our deals

Thanks to decades of experience in the DC area, we source deals through our network of brokers, wholesalers, and other developers.

As developers, we only make money after our investors get paid in full – this aligns our incentives with our investors.’ We do not collect any fees during the development process before the units are sold.

We are able to source attractive, high-margin deals which reduces risk for our investors and make the deals attractive for everyone.

How the process works

1. Click “get started” and create an account.

​2. We acquire a new property, and start the permitting process for the new boutique condo.

3. While the newly acquired property is in the permitting stage, we raise investor equity capital and replace our equity, leaving a portion as “skin in the game."

4. Once an investor commits capital, returns of 15% start to accrue. The returns will be paid out after the new condos are finished and sold, typically 9-12 months after commitment. We only make money after everyone gets paid.

5. You will be matched with a dedicated team member at Perseus whom you can always contact about the status of all projects.

Frequently asked questions

What is the minimum investment amount? $50k. 

Is the return annualized? Yes, the return is compounded annually from the day of capital commitment to the day of capital return.  
​How long is the capital committed? For the duration of the project, typically ~12months.
Are the principals personally liable for bank loans for the project? Yes, both of the principals are personally liable, and would continue to be even in-case Perseus Development Group were to dissolve. 
Does the return vary with the outsale value of the apartments? No, the return does not vary if the outsale value is different than expected, the senior debt (bank debt) and investor loans are repaid first, given the high margin nature of the projects, variations in the outsale price, as well as refinancing options do not make investor returns sensitive to the outsale values.
